Puravankara Shares Rise 4% After Delhi‑NCR Land Acquisition and FY27 Expansion Plan

Puravankara announced the purchase of a 13.44‑acre land parcel in Greater Noida, earmarked for a housing project expected to generate ₹5,200 crore in revenue. The transaction marks the firm’s largest land deal in FY27 to date. Following the announcement, the company’s shares rose 4 % to an intraday high of ₹223.7 on Tuesday, September 22, reflecting investor enthusiasm for the new market footprint. The move is part of a broader strategy to expand the group’s presence across India’s key metros. The acquisition also aligns with Puravankara’s plan to diversify its portfolio beyond its traditional markets.

The 13.44‑acre parcel, covering approximately 4.57 million square feet of saleable area, was allotted to Puravankara through a regulatory filing. While the company did not disclose the purchase price, the land’s potential to generate a ₹5,200‑crore development opportunity underscores its strategic value. Ashish Puravankara, Managing Director, said the entry into Delhi‑NCR “marks an important new chapter in Puravankara’s growth journey” and that the National Capital Region is “one of India’s largest and most dynamic real‑estate markets.” He added that the project would be a “meaningful first step” toward building a strong presence in NCR while remaining disciplined in capital deployment.

Including the Greater Noida acquisition, Puravankara’s FY27 business development across Delhi‑NCR, Mumbai and Bengaluru covers roughly 10.74 million square feet of saleable area and is projected to generate a gross development value of ₹14,100 crore. The company has also announced four land transactions in Bengaluru covering about 41.93 acres, with a cumulative development potential of around 4.23 million square feet. These developments are part of the firm’s broader expansion plan that already spans nine cities, where it has completed 97 projects totaling approximately 59 million square feet as of June 30, 2026.

In Q1 FY27, Puravankara reported a profit after tax of ₹25 crore, a turnaround from a ₹69 crore loss in Q1 FY26. EBITDA margin expanded to 25 % from 15 %, while total revenue rose 63 % year‑on‑year to ₹877 crore from ₹539 crore. Operating inflows of ₹1,423 crore against outflows of ₹1,078 crore produced an operating surplus of ₹345 crore. The firm handed over 745 homes covering 0.94 million square feet, up from 667 units in the prior year. Pre‑sales reached ₹1,439 crore, up 28 % YoY, on a sales volume of 1.36 million square feet across 1,017 units.

At 1 PM on September 22, Puravankara shares traded at ₹216.57, up 0.76 %. The stock has fallen 10 % since the start of 2026 and 20 % year‑on‑year, with a 52‑week high of ₹287.30 reached on December 23, 2025 and a low of ₹160.69 on March 30, 2026. As of that day, the company’s market capitalisation stood at ₹5,139.03 crore. The recent share price rally follows the firm’s announcement of the Greater Noida land acquisition and its broader FY27 development plan, which includes a projected GDV of ₹14,100 crore across three metros.
